CAN YOU STILL MOVE BY CHRISTMAS?

Posted by admin 25/09/2018 0 Comment(s)

It might only be September, but the local supermarkets are not the only ones preparing for the festive season! House hunters are also stepping up the search to find their dream home in time for Santa’s visit.

So could now be the time to sell your home?

If you get ready now, there is still time to sell up and move into your new dream home before the turkey needs to go into the oven.

ARE YOU REALLY READY TO SELL?

Before you go charging forward, take a look around. Is your house ready to be put on the market? Does it need a lick of paint? A declutter? Does anything need to be fixed?

Time is of the essence so make sure the house is in tip top shape before you start. Dressing your home for sale is essential. To sell your home quickly, you need potential buyers to be able to walk in and visualise themselves living there. It is time to pack away the personal photos and items, and make the house as neutral as possible.

HAVE YOU GOT THE RIGHT ESTATE AGENT?

You need to move fast so it pays to call in the experts. Having the right estate agent in your corner is a must when you are in search of a quick sale – and they can help you find your next home too. They should already have access to a local network of potential buyers (and sellers) and will be able to put your property in front of the right audience quickly.

(If you are not sure if you have the right estate agent working for you, take a look at our 5 questions to ask your estate agent)

IS THE PRICE RIGHT?

The first step is to jump on the Aston Anderson valuation tool, before inviting your local estate agent for a proper valuation and to find out what your house might be worth on the open market.

Whilst it might be tempting to jump to the highest valuation price, it might not guarantee the fast sale your heart desires. You don’t want your house to sit on the market long into the New Year – you have a new dream house to hang your decorations in after all -  so price it right.

Of course, this does not mean you have to slash the price and give it away! Take the advice of your estate agent and to get the price right.

WHAT ABOUT YOUR PAPERWORK?

Now is the time to get your paperwork in order. Remember, in just a few short weeks, the Christmas parties arrive and everyone starts to wind down for the festivities. It could make getting the information you need difficult. Get it all sorted nice and early and it will alleviate the stress down the line.

This also goes for any surveyors or solicitors you may need! Make sure they are ready to go as soon as you are, and make sure they understand your requirements up front. They need to be able to work within your timeframes and you need to stay on top of the situation with them.

Being prepared means a complete package can be ready to go to the buyer’s solicitor straight away – saving valuable time!

HAVE YOU CHOSEN THE RIGHT BUYER?

Whilst cash buyers would top the list, many will be mortgage-backed buyers. First-time buyers, or those not in a chain would obviously be more favourable as you don’t want to be delayed.

So before you take your home off the market, make sure your buyer’s home is under offer too and their paperwork is set to go too.

HAVE YOU CONSIDERED SELLING AT AUCTION?

When time is tight, auction could be the way to go! Selling your property at auction offers a huge range of benefits, including a fast sale time. Once a sale is confirmed, the buyer makes a non-refundable payment and they are committed to completing within 28 or 56 days.

There are also a huge range of other benefits perfect for the before Christmas sale, including 0% sales fees and the ability to set at a reserve price

Aston Anderson has partnered with Pattinson Auction to provide a new secure way of selling your house so if you want to know more, give our team a call.

ARE YOU READY FOR A QUICK COMPLETION?

Set out your completion date from the outset. Both you and the buyer should know what date you are both working towards. Completion often happens a couple of weeks after exchange, but you and the buyer can agree to do it all on the same time.

Just make sure you are ready to go!

So if you want to get festive in a new home, then there is still time but you need to talk to Aston Anderson today to get the ball rolling!
