It might only be September, but the local supermarkets are not the only ones preparing for the festive season! House hunters are also stepping up the search to find their dream home in time for Santa’s visit.
So could now be the time to sell your home?
If you get ready now, there is still time to sell up and move into your new dream home before the turkey needs to go into the oven.
Before you go charging forward, take a look around. Is your house ready to be put on the market? Does it need a lick of paint? A declutter? Does anything need to be fixed?
Time is of the essence so make sure the house is in tip top shape before you start. Dressing your home for sale is essential. To sell your home quickly, you need potential buyers to be able to walk in and visualise themselves living there. It is time to pack away the personal photos and items, and make the house as neutral as possible.

You need to move fast so it pays to call in the experts. Having the right estate agent in your corner is a must when you are in search of a quick sale – and they can help you find your next home too. They should already have access to a local network of potential buyers (and sellers) and will be able to put your property in front of the right audience quickly.

Whilst it might be tempting to jump to the highest valuation price, it might not guarantee the fast sale your heart desires. You don’t want your house to sit on the market long into the New Year – you have a new dream house to hang your decorations in after all - so price it right.
Of course, this does not mean you have to slash the price and give it away! Take the advice of your estate agent and to get the price right.

Whilst cash buyers would top the list, many will be mortgage-backed buyers. First-time buyers, or those not in a chain would obviously be more favourable as you don’t want to be delayed.
So before you take your home off the market, make sure your buyer’s home is under offer too and their paperwork is set to go too.

Set out your completion date from the outset. Both you and the buyer should know what date you are both working towards. Completion often happens a couple of weeks after exchange, but you and the buyer can agree to do it all on the same time.
